I can’t believe how quickly November has flown by! I’m so excited to share that our winter coat drive for Mary’s Place was a huge success. Thanks to your kindness, we were able to collect so much winter gear for those in need. My kids and I walked around our neighborhood and dropped of a lot of flyers, so seeing how responsive everyone was brings joy to my heart.

As we head into the holiday season, I’ve been taking some time to do property reviews for past clients, as well as for friends and family. It’s always interesting to see how the market has shifted, and I’ve really enjoyed helping people understand the current value of their properties. The end of November always brings a special kind of warmth, and I’m looking forward to spending time with loved ones, enjoying the little moments, and preparing for the holiday festivities ahead. I’m also working on my plans for 2025—how we can grow, connect, and keep making a positive impact in the months ahead. But for now, it’s time to embrace the holidays and everything they bring.

Housing Market Predictions in 2025

The housing market has faced challenges in recent years, but economists are optimistic for 2025. Lawrence Yun, chief economist of the National Association of REALTORS® (NAR), forecasts a rise in home sales and more moderate mortgage rates. He predicts existing home sales will increase by 9% in 2025, with new home sales jumping by 11%. Additionally, Yun expects mortgage rates to stabilize at the lower end of the current 6-7% range.

Homebuyers are also shifting, with more all-cash buyers, multigenerational purchases, and single buyers entering the market. First-time homebuyers are getting older (used to be 38), and many are relying on family support or tapping into financial assets to afford homes. The profile of buyers is evolving, with more people pooling resources for multigenerational homes and interestingly enough, more single women purchasing homes compared to single men.

Overall, with improving economic conditions and shifting buyer demographics, 2025 is expected to be a more active year for real estate.
